Miami, Fort Lauderdale and Palm Beach Home Sales Rises Again



We did it again....  Luxury Home Sales risen in August/September 2019 Period, The number of Luxury Homes listed for One Million and up ($ 1 Million USD), and this increased we ought to New Yorkers moving down South, with High Taxes and Regulations in New York, New Jersey and Connecticut more northern home buyers are moving to South Florida, where there is no state income tax and it’s cheaper to buy and maintain a home, according to 2019 JTHS-MIAMI President Kim Price.
 
Palm Beach single-family home sales decreased 0.6%, from 1,576 to 1,566. Palm Beach condo sales decreased 4.8%, from 1,198 to 1,141.
 
A new condo approval process could increase sales in the future. The new guidance, which goes into effect in mid-October, extends certifications from two years to three, allows for single-unit mortgage approvals, provides more flexibility with owner/occupancy ratios, and increases the allowable number of FHA loans in a single project. The changes, many of which MIAMI and NAR has championed, should yield thousands of new homeownership opportunities.
 
Single-family home dollar volume increased 1.5%, from $789.7 million to $801.7 million. Condo dollar volume increased 12.3%, from $326.2 million to $366.2 million.
 
According to Freddie Mac, the average commitment rate for a 30-year, conventional, fixed-rate mortgage decreased to 3.62% in August, down from 3.77% in July. The average commitment rate across all of 2018 was 4.54%.
 
Palm Beach Single-Family Home Median Prices Continue Rising Palm Beach County single-family home prices increased 4.4%, from $340,000 to $355,000. Existing condo prices decreased 1.4%, from $185,000 to $182,500.
 
Palm Beach Distressed Sales Comprise Just 3.0% of Total Sales Only 3.0% of all closed residential sales in Palm Beach were distressed in August 2019, including REO (bank-owned properties) and short sales, compared to 2.9% in August 2018.
 
Total Palm Beach distressed sales decreased 1.2% year-over-year, from 83 to 82.
 
Short sales and REOs accounted for 0.5% and 2.5%, respectively, of total Palm Beach sales in August 2019. Short sale transactions decreased 35% percent, from 20 to 13. REOs increased 9.5%, from 63 to 69.
 
Nationally, distressed sales represented 2% of sales in August, unchanged from July, but down from 3% in August 2018.

Fort Lauderdale native Bob Swindell remembers the days when retailers and restaurant owners in downtown and the nearby beaches would shut down by 6 p.m. and stores would close up for the summer. “Things would get really quiet,” Swindell said.

The only real action the neighborhood experienced was during Fort Lauderdale’s vaunted spring break era, from the late 1960s to early 1990s, when hordes of college students turned downtown and the beaches into party central. The negative publicity eventually led city leaders to curtail Fort Lauderdale’s image as the raunchy resort town for a more subdued reputation as Broward County’s corporate epicenter that counted a daily newspaper, the Sun-Sentinel, as an anchor tenant.

Now, Fort Lauderdale’s downtown and beaches are going through another evolution that is transforming the neighborhood into an international destination, according to Swindell, who grew up to become president of the Greater Fort Lauderdale Alliance. “The fabric is really changing,” he said. “There is a lot of high-rise and mid-rise residential development that is leading to an influx of residents. It has created a great environment.”

Dan Teixeira, sales director for the Four Seasons Private Residences Fort Lauderdale, says the Las Olas Beach area went from drawing drunk spring breakers to attracting foreign real estate investors who are now flying into the city as a result of Fort Lauderdale International Airport adding international flights in recent years.

“At Four Seasons, we have many buyers from Europe, South America and the Middle East,” Teixeira said. “Fort Lauderdale is becoming a casual, yet sophisticated oceanfront community.”

Brazilians Find New Home in Miami



Brazilians are spending more money in the U.S. than ever…and Miami is benefitting big.

A port of indulgence for Brazil’s elite, Miami has catered to South American investors for decades, helping them funnel huge sums into lavish, coastal condominiums. But now, following the recent reelection of Brazilian President Dilma Roussef, a number of the country’s biggest spenders are looking to increase their overseas holdings, and Miami is benefitting in a big way.
In a recent interview with The Wall Street Journal, Alyce Robertson, executive director of the Miami Downtown Development Authority, affirmed the impact Roussef’s reelection is having on South Florida.
“After the last election, we were talking to a lot of people concerned about getting their capital out of Brazil,” she said, adding that the exodus was largely a response to politics.

Brazilians Flee

With specific data unavailable, it’s difficult to quantify the recent influx of Brazilian investment. But throughout South Florida, developers, agents, bankers and a slew of other industry insiders are abuzz with talk of Brazil.
They speak of a swelling of Brazilian capital, aimed not just at property investments, but an increase in more prolonged and involved ventures, such as setting up businesses and obtaining residency and later citizenship for themselves and their families.
Genilde Guerra, an attorney at Kravitz & Guerra, told the Journal that Brazilian clients are mainly “concerned about the instability of Brazil’s political environment.
“They don’t want to be the last one’s to leave,” she said.

Growing demand for apartments pushes up rents....


As apartment demand continues to rise, landlords are projected to increase their rents for the fifth consecutive year. A rise in apartment construction isn't likely to offer relief to tenants anytime soon either, USA Today reports. Between 2000 and 2012, apartment rents have risen 6 percent while incomes among renters have fallen 13 percent in that time period, according to a report from Apartment List, a rental housing website that adjusts for inflation.
 
That’s what we call the affordability gap,” says John Kobs, Apartment List’s chief executive.

“I don’t see that improving in the near future.” The vacancy rate for apartments has dropped from 8 percent to 4.1 percent from 2009 to 2013, according to Reis, a commercial real estate data provider. Meanwhile, the average national effective rent has increased 12 percent to $1,083 from 2009 to 2013, according to Reis, which data reflects apartments in buildings with 40 or more units.

A 6% rise in apartment rents between 2000 and 2012 has been exacerbated by a 13% drop in income among renters nationally over the same period, according to a report from Apartment List, a rental housing website, which used inflation-adjusted figures.

$50 Million Dollar Penthouse Breaks Records in Miami Beach


A super-luxe penthouse condo at the very top of Miami Beach's Faena House that was listed for $50 million is in contract, making it the most expensive condo ever sold in Miami Beach, according to The Wall Street Journal.

Though the identity of the buyer and closing price were not disclosed, the agent who represented the buyer told the WSJ that "his client liked the privacy afforded by the fact that the building is relatively small—47 units—and that the penthouse has a rooftop pool."

The Faena House, an 18-story condominium tower that sits on Miami Beach's widest stretch of white sand, was developed and built by Argentina's Faena Group. It contains 47 residences, but the penthouse, with panoramic views of the beach, bay and downtown skyline is by far the most luxurious.

The penthouse has five bedrooms, two custom kitchens, as well as a private interior elevator. The property also contains breathtaking features such as a 70-ft infinity pool and an additional 7,000 square feet of exterior space.

La villa Versace a Miami Beach vendue pour 41,5 millions de dollars

    La villa de Miami où vécut le couturier italien Gianni Versace avant d'y être abattu en 1997, a été cédée mercredi pour 41,5 millions de dollars (31 millions d'euros) dans une vente aux enchères. La propriété était proposée par le groupe Coldwell Banker spécialisé dans l'immobilier de prestige Donald Trump avait monté son offre jusqu'à 41 millions de dollars.

    Le nouveau propriétaire est le New-Yorkais Joe Nakash, propriétaire du groupe Jordache (marque de jeans). 

    La maison et ses dépendances, appelée Casa Casuarina, a été construite en 1930 sur l'artère touristique d'Ocean Drive, à quelques mètres de la plage de Miami, en Floride. Son propriétaire, qui l'avait transformée en hôtel de luxe, a été contraint de s'en séparer.


    Cependant, Lamar Fischer, président de la maison Fischer Auction Company, avait déclaré lorsque la villa avait été mise en vente qu'elle «valait plus de 50 millions de dollars» et que l'attente de cette vente était fixée à un prix bien supérieur. La propriété ayant été vendue à 41,5 millions de dollars, cet objectif n'a donc pas été atteint.

    The beat goes on as the Miami real estate market continues to be on the upswing. Inventory continues to drop and the number of sales continue to increase, resulting in price increases.

    The shadow inventory finally came onto the market in the first six months of 2013, with an increase in inventory of 30% over the same six months in 2012. These foreclosures primarily impact the under $300,000 market segment. Short sales moved in the opposite direction, with a dramatic 77% reduction in inventory. Overall, these distressed properties only represent 16% of what is available for sale.

    New construction is coming on line with new projects being introduced each month, but the question remains: will there be enough resale inventory to keep pace with the demand? In the meantime, expect prices to continue to rise through the rest of 2013.

    Foreign buyers, long credited with breathing life into Florida’s real estate market, spent $10.71 billion during the year ended June 30, accounting for 19 percent of total residential sales volume, according to a study by Florida Realtors.
    Miami and Miami Beach remained by far the favorite spot for international buyers, totaling 31.3 percent of all sales, with Fort Lauderdale coming in second with 11.6 percent.

    Non-resident Canadians accounted for 31 percent of foreign purchases, down from 39 percent last year, but remained the No. 1 nationality to buy in Florida, the report said. Brazilians ranked No. 2, totaling 9 percent of purchases, up from 8 percent last year.
         
    Buyers from Latin America and the Caribbean together made up 35 percent of all foreign purchases, while Western Europeans amounted to 22 percent, down slightly from 23 percent a year earlier.

    Some 82 percent of foreign sales were all cash, down from 86 percent in 2011, said the study. which noted many foreigners have trouble getting mortgages in the United States because of a lack of credit history.

    “Among recent foreign buyers in Florida, the use of mortgage financing was much less frequent than the overall national average,’’ the study said. “Overall, 17 percent of foreign buyers reported financing their purchase with a mortgage.’’
    By contrast, 87 percent of U.S. homebuyers used mortgage financing, according to data from the National Association of Realtors.

    Among Brazilians, 49 percent picked a place in Miami-Dade, with Fort Lauderdale emerging as their next favorite spot, with 18.6 percent share, the report said.

    Canadians bought across the state, with the Bradenton-Sarasota-Venice area ranking as their favorite with a 14.4 percent share, followed by the Miami-Fort Lauderdale area with 12.9 percent, and Naples-Marco Island area with an 11.9 percent share.

    Developers are proposing the construction of three new residential projects in Miami Beach that could mean hundreds of new residential units, according to a report from brokerage and consultancy Condo Vultures. The developers include Related, Crescent Heights and Lionheart Capital, although none has obtained final approval from the government. At least 30 new condo towers have been proposed in South Florida’s coastal regions.     One mature tree can remove 216 pounds of carbon dioxide from the atmosphere per year. This is the equivalent of 11,000 miles of car emissions. Aside from removing pollutants from the atmosphere, one mature tree releases enough oxygen every day to supply a family of four.

    The typical plastic bag is constructed with high-density polyethylene and can take more than 20 years to degrade. In a sealed landfill, a plastic bag can take more than 1,000 years to degrade.

    Americans use about 100 gallons of water at home each day, according to National Geographic. Millions of people living in economically challenged environments subsist on fewer than five gallons a day. And people in developing countries walk an average of 3.7 miles to get water.

    Buy a Castle in Miami surrounded by Lakes... Loire Style

    An architect built a 10,124-square-foot castle surrounded by a man-made lake in a rural area south of Miami in 2007. Now he's asking $10.9 million.

    knew for years that a castle was under construction somewhere south of Miami, but I never got a chance to peek inside or even see photos.

    Now we're getting a look inside through the real-estate listing. If you happen to be in the market for a Miami castle, this one is listed for $10.9 million. It's called Chateau Artisan.

    For that, you get 10,124 square feet, with eight bedrooms and 10 baths, plus a pool, a koi pond and manicured gardens. You even get a moat, and that's before the big rainstorms that create all sorts of temporary moats in Miami.

    The castle was constructed by architect-developer Charles Sieger, who lives in the home with his wife. It is surrounded by a man-made lake.

    The castle served as the backdrop for the hip-hop video "Fire Flame" made by Birdman in 2010.

    We looked high and low but couldn't find any interviews with Sieger about why he built a castle with a moat or why he's selling now.

    The castle is not actually in Miami but about 30 miles southwest in an agricultural area known as the Redland, just north of Homestead. It's on almost 14 acres.

    Chateau Artisan is not the only castle between Miami and Homestead. The Coral Castle, now a museum, was built by hand from 1,100 tons of coral rock by a Latvian immigrant between 1923 and 1951, as a monument to his lost love who left him the day before the wedding. Builder Edward Leedskalnin would say only that he knew the secrets of the pyramids.
