Miami, Fort Lauderdale and Palm Beach Home Sales Rises Again



We did it again....  Luxury Home Sales risen in August/September 2019 Period, The number of Luxury Homes listed for One Million and up ($ 1 Million USD), and this increased we ought to New Yorkers moving down South, with High Taxes and Regulations in New York, New Jersey and Connecticut more northern home buyers are moving to South Florida, where there is no state income tax and it’s cheaper to buy and maintain a home, according to 2019 JTHS-MIAMI President Kim Price.
 
Palm Beach single-family home sales decreased 0.6%, from 1,576 to 1,566. Palm Beach condo sales decreased 4.8%, from 1,198 to 1,141.
 
A new condo approval process could increase sales in the future. The new guidance, which goes into effect in mid-October, extends certifications from two years to three, allows for single-unit mortgage approvals, provides more flexibility with owner/occupancy ratios, and increases the allowable number of FHA loans in a single project. The changes, many of which MIAMI and NAR has championed, should yield thousands of new homeownership opportunities.
 
Single-family home dollar volume increased 1.5%, from $789.7 million to $801.7 million. Condo dollar volume increased 12.3%, from $326.2 million to $366.2 million.
 
According to Freddie Mac, the average commitment rate for a 30-year, conventional, fixed-rate mortgage decreased to 3.62% in August, down from 3.77% in July. The average commitment rate across all of 2018 was 4.54%.
 
Palm Beach Single-Family Home Median Prices Continue Rising Palm Beach County single-family home prices increased 4.4%, from $340,000 to $355,000. Existing condo prices decreased 1.4%, from $185,000 to $182,500.
 
Palm Beach Distressed Sales Comprise Just 3.0% of Total Sales Only 3.0% of all closed residential sales in Palm Beach were distressed in August 2019, including REO (bank-owned properties) and short sales, compared to 2.9% in August 2018.
 
Total Palm Beach distressed sales decreased 1.2% year-over-year, from 83 to 82.
 
Short sales and REOs accounted for 0.5% and 2.5%, respectively, of total Palm Beach sales in August 2019. Short sale transactions decreased 35% percent, from 20 to 13. REOs increased 9.5%, from 63 to 69.
 
Nationally, distressed sales represented 2% of sales in August, unchanged from July, but down from 3% in August 2018.

Brazilians Find New Home in Miami



Brazilians are spending more money in the U.S. than ever…and Miami is benefitting big.

A port of indulgence for Brazil’s elite, Miami has catered to South American investors for decades, helping them funnel huge sums into lavish, coastal condominiums. But now, following the recent reelection of Brazilian President Dilma Roussef, a number of the country’s biggest spenders are looking to increase their overseas holdings, and Miami is benefitting in a big way.
In a recent interview with The Wall Street Journal, Alyce Robertson, executive director of the Miami Downtown Development Authority, affirmed the impact Roussef’s reelection is having on South Florida.
“After the last election, we were talking to a lot of people concerned about getting their capital out of Brazil,” she said, adding that the exodus was largely a response to politics.

Brazilians Flee

With specific data unavailable, it’s difficult to quantify the recent influx of Brazilian investment. But throughout South Florida, developers, agents, bankers and a slew of other industry insiders are abuzz with talk of Brazil.
They speak of a swelling of Brazilian capital, aimed not just at property investments, but an increase in more prolonged and involved ventures, such as setting up businesses and obtaining residency and later citizenship for themselves and their families.
Genilde Guerra, an attorney at Kravitz & Guerra, told the Journal that Brazilian clients are mainly “concerned about the instability of Brazil’s political environment.
“They don’t want to be the last one’s to leave,” she said.

Growing demand for apartments pushes up rents....


As apartment demand continues to rise, landlords are projected to increase their rents for the fifth consecutive year. A rise in apartment construction isn't likely to offer relief to tenants anytime soon either, USA Today reports. Between 2000 and 2012, apartment rents have risen 6 percent while incomes among renters have fallen 13 percent in that time period, according to a report from Apartment List, a rental housing website that adjusts for inflation.
 
That’s what we call the affordability gap,” says John Kobs, Apartment List’s chief executive.

“I don’t see that improving in the near future.” The vacancy rate for apartments has dropped from 8 percent to 4.1 percent from 2009 to 2013, according to Reis, a commercial real estate data provider. Meanwhile, the average national effective rent has increased 12 percent to $1,083 from 2009 to 2013, according to Reis, which data reflects apartments in buildings with 40 or more units.

A 6% rise in apartment rents between 2000 and 2012 has been exacerbated by a 13% drop in income among renters nationally over the same period, according to a report from Apartment List, a rental housing website, which used inflation-adjusted figures.

$50 Million Dollar Penthouse Breaks Records in Miami Beach


A super-luxe penthouse condo at the very top of Miami Beach's Faena House that was listed for $50 million is in contract, making it the most expensive condo ever sold in Miami Beach, according to The Wall Street Journal.

Though the identity of the buyer and closing price were not disclosed, the agent who represented the buyer told the WSJ that "his client liked the privacy afforded by the fact that the building is relatively small—47 units—and that the penthouse has a rooftop pool."

The Faena House, an 18-story condominium tower that sits on Miami Beach's widest stretch of white sand, was developed and built by Argentina's Faena Group. It contains 47 residences, but the penthouse, with panoramic views of the beach, bay and downtown skyline is by far the most luxurious.

The penthouse has five bedrooms, two custom kitchens, as well as a private interior elevator. The property also contains breathtaking features such as a 70-ft infinity pool and an additional 7,000 square feet of exterior space.

L'immobilier de luxe ne connaît pas la crise

Pour les produits d'exception, ceux que s'arrachent les grandes fortunes, les prix ne fléchissent pas. Mais le reste du marché marque le pas et certains prix sont trop hauts.

Une villa sur la Côte d'Azur, un appartement à Paris, un autre à Londres ou New-York, c'est le panier immobilier de certaines grandes fortunes mondiales. Elles aiment la pierre, et pour certains acquéreurs étrangers acheter de l'immobilier dans un pays stable politiquement est rassurant. Malgré la crise, le nombre des très riches est en augmentation dans le monde et ils sont nombreux à diversifier leur patrimoine. «Nous avons des demandes à Paris pour des biens de 20 millions d'euros que nous n'arrivons pas à satisfaire. Et certains vendeurs retirent leur bien de la vente, parce qu'ils ne savent plus où placer les capitaux» relève Charles-Marie Jottras, le président de Féau. A Paris, les transactions les plus élevées sont souvent faites par des étrangers. «Plusieurs ambassades cherchent aussi de nouvelles implantations dans la capitale» relève de son côté Marc Foujols.

Ce marché de l'immobilier de prestige tourne de manière autonome alors que sur le reste du marché les prix se tassent. «Le marché des biens de plus de 15 millions de dollars dans le monde est complètement déconnecté de la crise.Ceux qui ont des liquidités veulent investir dans la pierre» indique Laurent Demeure, président de Coldwell Banker France & Monaco. A l'inverse, un cran en desous, les appartements «bourgeois» (entre 1 et 2,5 millions à Paris) se vendent moins bien tant les prétentions des vendeurs s'éloignent de ce que veulent payer les acheteurs. «Il faudrait que le marché revienne vers la barre des 10.000 euros le mètre carré pour les produits courants des bons quartiers de la capitale» estime Marc Foujols.

Une fin d'année record
En France, les ventes ont été dopées à partir de l'automne par l'annonce d'un durcissement de la fiscalité. Il faudra attendre 30 ans pour être exonéré de plus-values sur les ventes (hors résidences principales) contre 15 ans aujourd'hui. Les agences spécialisées dans le haut de gamme ont réalisé une bonne année. «Notre chiffre d'affaires a augmenté de 7% en 2011 et à Paris il est en progression de 23%» explique Nathalie Garcin (groupe Emile Garcin). Et depuis l'été, le rythme n'a pas fléchi: Garcin a signé plus de deux fois plus de promesses de vente au troisième et au quatrième trimestres qu'un an plus tôt. Chez Féau, Charles-Marie Jottras termine une nouvelle année record avec «plusieurs ventes de plus de 10 millions d'euros dans la capitale notamment grâce à une clientèle du Moyen-Orient et de Russie». Tonalité similaire chez Sotheby's international realty, où Alexander Kraft, le pdg, table sur un «quatrième trimestre record». Le réseau a par exemple vendu une villa pied dans l'eau à Dinard plus de 5 millions d'euros, un des prix les plus élevés de ce marché et une autre à Evian plus de 6 millions.

Des ventes de 40 millions d'euros
Sur la Côte d'Azur, le constat est le même. Tout en haut de l'échelle, les propriétés d'exception s'échangent à des prix astronomiques. «Nous avons vendu cet été une propriété d'exception à 40 millions d'euros à Saint-Tropez» explique Sylvain Boichut, directeur commercial de John Taylor pour la France et Monaco. «Le marché est passé dans une nouvelle gamme de prix avec quatre transactions entre 40 et 60 millions d'euros en 2011, des prix qui n'étaient jusque là atteints qu'à Saint-Jean Cap Ferrat ou au Cap d'Antibes». Dans le réseau John Taylor, en plein développement en France, en Suisse et bientôt à Londres, 2011 constitue aussi une année record avec des transactions jamais vues. Avec par exemple la vente d'un chalet de plus de 13 millions d'euros à Courchevel (il sera détruit et le nouveau propriétaire a prévu d'investir 6 millions supplémentaires pour en construire un nouveau ). Ou encore la vente d'une propriété pieds dans l'eau à Saint Jean Cap Ferrat pour 75 millions d'euros.

Pourtant, n'est pas exceptionnel qui veut. Les prix de 15 à 20.000 euros le mètre carré sont réservés aux propriétés à part avec un emplacement privilégié. Même à Saint-Tropez, les arbres ne montent pas au ciel: de nombreuses belles maisons entre 5 et 15 millions d'euros ne trouvent plus preneurs. Comme à Paris, les propriétaires trop gourmands les surévaluent et les acheteurs attendent que les prix baissent. A Cannes, certains biens en vente (entre 12 et 20 millions d'euros) seraient même surévalués de 20%. Selon une étude du groupe Xerfi sur l'immobilier de luxe en France, celui-ci représente moins de 1% du marché. Mais il a de beaux jours devant lui. «A court terme, l'avenir du secteur est suspendu à l'état de la conjoncture mais à moyen terme les voyants sont au vert» estime Xerfi.

Peter Miller properties sold for $14.7M


The Peter Miller Hotel, the Miller Apartments and Peter Miller Apartments, have been sold by M1 Hospitality Group, a division of Metro 1 Properties, for $14.7 million. The three buildings were designed by architect Russell Pancoast and are located in the Historic District of Miami Beach. M1 Hospitality represented both the buyer and the seller in the deal. The 24,463-square-foot Peter Miller Hotel, at 1900 Collins Avenue, has 62 rooms, three floors, retail space on the ground floor and a small restaurant in the lobby. The 7,656-square-foot property known as Miller Apartments, at 229 19th Street, is a two-story, 12-unit building. The Peter Miller Apartments, at 1915 Liberty Avenue, sits on a 6,850 square foot lot and is a two story, 10 to 12-unit building. "This sale represents the hard work and collaborative efforts of the M1 Hospitality Team and demonstrates the increasing demand specifically from foreign investors for hospitality related product in South Florida," said Tony Cho, president of Metro 1 Properties, based in Wynwood. Miami Magic City: "Ville Magique"... son histoire


Miami mérite bien son titre de "Ville Magique". La région fut tout d'abord habitée il y a plus de mille ans pas les indiens Tequesta. Elle fut ensuite annexée a l'Espagne en 1566. Quand la ville de Miami fut fondée en 1896, ça n'était encore qu'un poste avancé avec 300 habitants. Aujourd'hui, la ville de Miami a une population de plus de 5 millions d'habitants. La région de Miami est composée de nombreux quartiers et villes, tous compris dans le conte de Miami-Dade. L’endroit le plus célèbre est Miami Beach: La "Cote d'Azur Américaine", qui comprend la vibrante South Beach, avec son quartier Art Déco historique. Miami est un vraie mélange des cultures, avec la plus nombreuse population d'Amérique Latine en dehors de l'Amérique Latine elle-même.

Miami Beach, Art Déco District:

Le style décoratif et architectural de l’Art Déco a attire le monde entier entre 1925 et 1940. La version de South Beach était le Déco Tropicale, qui comprend des palmes, panthères, flamants roses, rayons de soleil et fleurs. Il existe trois styles : traditionnel, futuriste et méditerranéen. En 1976, L’Association de "Miami Design Preservation" fut fondée pour protéger et promouvoir cet endroit magnifique.

Miami Beach Makes Forbes List Of America's Most Expensive ZIp Codes in the US


Fisher Island just ranked by Forbes as #37 of America's most expensive zip codes in the United States, with a median home price of $2,295,291. Forbes list also included: Key Biscayne, Coral Gables, Indian Creek and Bal Harbour.

About 35% of the ZIP codes in our index saw median prices increase or stay flat, but that's likely because more high-priced homes are coming on the market, while more affordable housing continues to falter.

Miami where housing prices have plummeted and foreclosures continue to mount, still contains some of the most expensive homes in the country, with four ZIPs on the list, including Fisher Island, in the No. 37 spot. This ZIP code, for celebrity enclave Fisher Island, boasts a median home sale price of $2,295,291.

"We have yet to see mortgage defaults climb aggressively into higher-priced homes, but there are some signs that those could hit in next twelve months," says Simonsen. "If those mortgage resets drive inventory at the higher end, that would cause major problems."
